Energy Assessments

We can help multifamily, commercial and industrial customers in Massachusetts save energy and money by making your building or business more energy-efficient.

Through the Partners in Energy Program, you may be entitled to receive a FREE energy assessment. Our independent contractor will do a thorough energy assessment of your building or business and provide you with an Offer Sheet report listing energy-saving measures that are qualified for incentives.

Plus, we may be able to relieve you of the headaches of installing energy-saving measures. We can assist you in identifying an independent installation contractor to do all the necessary work for the products you want. The contractor warrants all workmanship and materials installed under the program for one year.

And best of all, we'll share the costs with you.

 Multifamily Building Customers

Eligible Multifamily Buildings

  • Has four or more units
  • Has a master-metered account
  • Uses gas heat and/or gas hot water
  • Must be on a firm commercial rate

Eligible Energy-Saving Measures

  • Attic/roof/wall insulation (When R-11 or less exists at time of energy assessment)
  • Floor/basement/ceiling insulation
  • Heating pipe/duct insulation
  • Hot water pipe insulation
  • Temperature turndown
  • Boiler reset control
  • Automatic temperature controls
  • Water heater tank wrap
  • Low-flow showerhead
  • Faucet aerator
  • Heating system electronic/pilotless ignition
  • Burner replacement
  • High-efficiency gas heating system
  • Other measures determined on a site-specific basis

Costs We'll Share With You

Bay State Gas will share a portion of the cost to design, purchase and install any qualified energy efficiency measures. Bay State Gas will pay 50% of the qualified installed cost, up to a maximum of $50,000 per master meter. To qualify for Program incentives, you must sign a Partners in Energy Installation Agreement prior to the commencement of any energy-related work.

 Medium/Large Business Customers

The medium and large commercial and industrial energy efficiency program is available to all firm gas customers whose annual use exceeds 40,000 therms, plus larger municipal buildings, hospitals, universities, and campus-like environments as well as those industrial customers that use natural gas for process heat applications. All other commercial and industrial customers are eligible for the small commercial and industrial conservation program.

The program begins with Bay State Gas conducting, at no cost to the customer, a simple walk-through evaluation of your facility to identify potential energy efficiency opportunities.

Areas of your facility that will be evaluated include:

  • Boiler/Burner Improvements
  • Heating System Improvements
  • Water Heating System Improvements
  • Gas-Fired Process Equipment Improvements
  • Control Improvements
  • Heat Recovery Systems
  • Ceiling/Wall Insulation Improvements
  • Gas Fired Steam Absorption Chillers
  • Other site-specific opportunities 

Based on the outcome of the walk-through study, Bay State Gas and the customer will determine the need to conduct a more comprehensive energy evaluation and scoping study to qualify specific energy efficiency measures for financial incentives under the guidelines of our program. Bay State Gas will pay 50% of the cost for a licensed professional engineer (P.E.) to perform the scoping study up to a maximum amount of $7,500. The customer may employ an engineer of his/her choice, or select one from a list of engineers provided by Bay State Gas.

Bay State Gas will pay 50% of the qualified installed cost, up to a maximum of $100,000 per master meter. Don't need an on-site energy assessment?  In addition to our on-site, custom programs and incentives, Bay State Gas offers existing and prospective commercial customers up to $1,850 in rebates towards the installation of these great energy saving opportunities. The Tax Incentives Assistance Project (TIAP) 

The TIAP is sponsored by a coalition of public interest nonprofit groups, government agencies, and other organizations in the energy efficiency field. It is designed to give consumers and businesses information they need to make use of the federal income tax incentives for energy efficient products and technologies passed by Congress as part of the Energy Policy Act of 2005. Massachusetts Farm Energy Program
